What a proper repair changes, and what a cosmetic one hides

How materials age

We are paid to know what a building is made of, and how it fails

Sandstone weathers, brickwork loses its mortar, render cracks, membranes go brittle and reinforcing steel corrodes, and each of them does so on its own timetable. Knowing which one you are looking at is the difference between a repair that lasts and one that only looks finished.

Most builders promise good work, but the difference usually shows up in the paperwork, so ours is written down and everyone here is held to it.

We answer the same business day

Your enquiry is answered the same business day it arrives. Every quote is chased on day 7 and day 14, and ends with a written result: won, lost or expired.

We investigate rather than guess

Prices come off the rate list or from Rodney. What we cannot see, we exclude in writing rather than pad into the price.

Everything goes in writing

What was agreed is recorded with the name of whoever agreed it, your reference is copied exactly onto everything, and the work is photographed as it goes.

One person owns the job

One person owns your job from first email to work order, so you are never re-explaining the building to somebody new.

Anything unexpected is raised early

If the site visit turns up something you did not ask about, you hear about it before we quote, not after we invoice.

And the one nobody here bends. If the safety paperwork is not done, day one moves. Asbestos means stop. Heights mean a method statement. Those rules protect your residents as much as they protect our trades.

Reading the early signs

Two defects worth catching before they spread

Both have a cheap repair that looks finished on the day and fails again within a couple of years, and we would rather you could tell the difference before you accept a quote.

Staining on a balcony soffit

White salty deposits along the slab edge and a damp patch on the ceiling below usually mean the membrane under the tiles has failed, or was never turned up far enough at the door threshold.

Re-grouting seals the top and traps the water underneath.

Concrete spalling and cracking

Rust staining and cracks running in straight lines mean moisture has reached the steel inside. As it corrodes it expands and pushes the concrete off from within.

Patching without treating the steel lets go again inside a couple of years.

The same business day your enquiry arrives. If you send a reference number we copy it exactly onto everything that comes back to you, so it files cleanly at your end.

What does remedial work cost?

Every building is different, which is why the site inspection is free. You get an itemised quote with the scope written plainly and the exclusions stated, priced off our rate list rather than guessed. Nothing starts until you are comfortable with both the price and the scope.

Do you work with strata managers and owners corporations?

They are most of our work. You get photographic progress records, documentation tidy enough for your files, and one named person who owns the job from the first email to the work order. We are happy to attend committee meetings where that helps.

What is concrete cancer, and can it be fixed?

It is the steel reinforcement inside the concrete corroding. As it corrodes it expands and pushes the concrete off from within, which is why you see rust staining and straight-line cracks. It is very fixable: cut back to sound concrete, treat the exposed bar, rebuild with repair mortars and seal with an anti-carbonation coating so it does not start again.

Do you take on renovations and attic conversions?

Yes. Alongside the remedial and strata work we do bathrooms, kitchens, attic conversions and extensions. An attic conversion adds a room without extending the footprint, and we handle the structure, skylights, stairs and insulation under the one licence, with the same 12-month workmanship warranty.

We work out what is actually wrong, repair it properly, and stand behind it.

That has been the whole idea since 1991, and it has not needed changing.
